It was a pleasure working on this multi-phase exterior transformation for this home in West Chester, PA! This project was a true top-to-bottom renovation, combining a full siding and window overhaul with a beautiful new structural deck and roof cover. By integrating premium Provia siding with a custom-built outdoor living space featuring a cathedral ceiling and stone accents, we've created a stunning, cohesive property that is built for both high performance and high-end relaxation.
The Full Scope of Work
This extensive project combined two separate project phases to completely revitalize the home’s exterior envelope and outdoor living functionality.
Phase 1
- Siding & Moisture Barrier:
- Full removal of existing siding and house wrap down to the foundation.
- Installation of new Henry Drainable house wrap with all seams taped for a superior moisture barrier.
- Installation of Provia Traditional 8-inch vinyl siding in White across the entire home.
- Addition of matching white aluminum fascia and rake boards.
- Window & Door Overhaul:
- Removal and disposal of 14 existing windows and installation of 14 new Paradigm 8300 series tilt-wash windows.
- Installation of a Provia Signet French Entry Door system in a bold Vallis Red finish with FusionFrame and black hardware.
- Installation of a Provia Endure EN6500 series 2-lite sliding patio door featuring internal blinds and ComforTech DLA-UV glass.
- Installation of two new white Legacy Collection short-panel garage doors and new Azek trim for the garage openings.
- Complete interior trim package for all 14 new windows and the sliding door, including 5/4" bullnose edge sills.
- Electrical, Gutters & Extras:
- Installation of a full electrical package including four 6" recessed lights with a dimmer, five outdoor outlets, and a plastic fan box.
- Installation of 5" heavy .032 gauge seamless white gutters with 2x3 downspouts and Gutter RX leaf guards.
- Installation of new white vinyl rail posts and a stair rail to match the existing system.
- Added vinyl shutters installed with permanent shutter plugs for enhanced curb appeal.
Phase 2
- Custom Deck & Porch Roof Build:
- Construction of a 3' x 19' deck addition to the existing 12' x 19' main deck using pressure-treated framing and joist tape for longevity.
- Installation of an A-frame roof structure over the porch featuring a cathedral ceiling covered in Etchwood tongue-and-groove stained pine boards.
- Installation of two 8" square white vinyl structural posts and high-strength LVL ridge beams wrapped in white PVC trim.
- Installation of premium Trex Enhance composite decking and upgrade to Harbor Gray Wolf decking to match existing surfaces.
- Construction of a custom outdoor stone TV accent wall using PT framing, Hardie Backer board, and Provia Shenandoah stone veneer finish with a Douglas Fir mantle.
- Installation of structural stone pillars at the base of the posts with flagstone caps.
