Project Highlights: Kennett Square Full Exterior & New Garage Build
This was a huge, exciting dual project for a wonderful couple in Kennett Square, PA! We essentially rebuilt their exterior envelope from the roof down and constructed a brand-new, customized detached garage to match. This comprehensive project ensures their entire property—from the home's roof and siding to the foundation and framing of the new garage—is protected, durable, and beautiful. The total transformation provides both outstanding curb appeal and enhanced functionality that will last a lifetime.
The Full Scope of Work
This renovation encompasses both the existing house exterior (Reroof/Siding) and the construction of a new Detached Garage.
Existing Home Exterior Upgrade
- Roofing:
- Installation of CertainTeed Landmark shingles with a 4-star warranty (based on 2 existing layers removed).
- Installation includes Henry Ice & Water shield in valleys and at the bottom 3", and CertainTeed (Roof Runner) synthetic underlayment.
- Installation of Shinglevent II ridge vent and new pipe boots.
- Siding:
- Removal of existing siding and house wrap down to the foundation.
- Installation of new Henry Drainable house wrap.
- Installation of ProVia HeartTec D5 vinyl siding.
- Gutters, Soffits & Fascia:
- Installation of new white CertainTeed Invisivent Triple 3 1/3" white vented soffit.
- Installation of smooth white aluminum fascia and rake.
- Installation of 5" heavy .032 gauge seamless white gutters with 2x3 downspouts.
- Installation of 5" Gutter RX leaf guard.
- Doors & Trim:
- Installation of a ProVia Aeris 9612 2-Lite Patio Door with internal blinds.
- Garage Door Trim: Installation of 3 1/2" wide Azek trim casing on the two garage doors.
- Arch Frames: Framing up an arch on the garage doors and installing round Azek trim to match renderings.
- Post Wraps: Installation of two new 6x6 post wood wraps over treated posts with a stain finish.
- Pent Roof: Installation of a 24' x 30" pent roof over the garage doors with aluminum fascia and shingles to match the main house roof.
- Small Post & Beam Roof: Installation of a new small post and beam roof with a custom design.
Detached Garage Build (14'x18')
- Demolition & Site Prep: Removal of the existing garage structure and underlying blacktop, followed by excavation for the new pad and footers.
- Foundation & Slab: Installation of concrete footers and a concrete block foundation, including a 4' retaining wall on one side. A 4" thick 3,500 PSI concrete slab poured for the floor.
- Framing & Roofing: Framing walls using 2x6 pine lumber. The roof includes plywood sheathing, Tiger Paw synthetic underlayment, Ice & Water Shield at the eaves, and CertainTeed Landmark shingles to match the house.
- Exterior Walls: Installation of sheathing and Henry WeatherSmart house wrap. The sides and rear receive CertainTeed Monogram vinyl siding, and the front received board and batten siding to match the house.
- Details & Electrical: Installation of one ProVia steel entry door. Installation of a pent roof over the garage door opening to match the main house. Rough-in for 4 lights and 6 outlets.
